Ban Rim Than Homestay is a campsite in Lampang set beside a mountain stream in the small tea and coffee farming village of Ban Pa Miang, where visitors can hear flowing water all night. The village stays cool year-round. Accommodation is priced in three tiers: room only at 350 baht per person, room with breakfast and dinner at 500 baht per person, or a whole house rental at 3,000 baht per night for up to 8 people. Tent camping within the homestay grounds costs 500 baht per head, including dinner and breakfast. Children aged 12 and up pay adult price, while those under 5 stay free. Check-in is after 1:00 PM and check-out before 11:00 AM. Every room has a private bathroom, water heater, fan, shampoo, towels, and borrowable kitchen equipment, plus free Wifi and a parking area. Guests must avoid loud music or noise after 9:00 PM. Deposits are non-refundable once booked, though rescheduling is allowed once with 7 days notice.

Atmosphere
The homestay sits on a mountain in Lampang. The road up is steep and narrow but the views along the way are beautiful. Up here the air stays cool all day like natural air-conditioning, and with the site right beside a stream and a strict no-loud-noise rule after 9 pm, the surroundings stay genuinely calm.
Water & swimming
The stream running right past the homestay is the heart of this place. It flows all day, and opening your tent in the morning puts the water directly in view. The water is cool but not freezing — comfortable for a soak or for sitting and playing along the bank.

Amazing place to relax and exceptional value. The drive up the mountain was stunning with great views if a little unnerving on the steep narrow roads. We sat on the swing seats in the stream to drink wine and relax, the water was refreshing but not too cold. Dinner was North style and delicious. A peaceful place to recharge.
